Everything in an annual service and gas safety check, plus the water and system tests that explain why your heating actually behaves the way it does. One visit, one written report.
A standard boiler service looks at the boiler. That is the right job most years, and at £70 it is the one most people need. But a boiler does not work in isolation. It is fed by your mains water, it heats a system full of water that may be hard or dirty, and it is bonded into the property's earthing. When a boiler keeps losing pressure, the hot water is weak, or the radiators never quite get hot, the fault is usually not the boiler.
The Full System Health Check is the whole picture in one visit: the service and the safety check you would have had anyway, plus the tests that tell you what the system is doing and what it will cost you over the next few years.

Safety and bonding
To be straight with you about the limits of that last one: I check and report on gas bonding, I do not carry out electrical testing. A full earth loop impedance test and a verdict on the property's earthing is electrical work under BS 7671 and needs a qualified electrician. If the bonding looks wrong or missing, I will tell you plainly and say that you need an electrician to test it properly. I would rather point you at the right trade than guess.
A written report, emailed the same day, with your actual readings written down rather than a tick in a box. Pressure in bar, flow in litres per minute, water hardness, combustion figures, and a plain-English advisory list: what is fine, what to keep an eye on, and what is worth doing and roughly what it costs. Landlords also get the CP12 certificate.
Nothing in the report is a sales pitch. If your system is in good order, the report will say so, and that is a perfectly good outcome for £180.
If you are buying or selling a property, see the Pre-Purchase Heating & Gas Report at £150. It also includes the full service and the gas safety check, and adds a written report with advisories and indicative costs aimed at a negotiation. This £180 check is the one to pick if the water side matters: mains pressure, flow rate, water hardness and the limescale reducer, which the £150 report does not cover.
Around 2 to 2 and a half hours for a typical house, so it takes a morning or an afternoon slot. Please make sure I can get to the boiler, the gas meter, the stop tap and the main consumer unit.
Based in Croydon, I cover an 8-mile radius across South London including Croydon, Bromley, Sutton, Thornton Heath, Purley, Lambeth and Wandsworth.
Annual boiler service, gas safety check, mains pressure, flow rate, water hardness, limescale and filter checks, bonding check, and a written report with your actual readings.
A £70 boiler service looks at the boiler. The Full System Health Check covers the boiler, the gas safety check on every appliance, and the water and system side: mains pressure, flow rate, water hardness, limescale reducer, magnetic filter, system pressure and expansion vessel, plus a bonding check. You get a written report with the actual readings rather than a pass or fail.
Included. The full manufacturer service checklist is part of the £180, so this replaces your annual service rather than sitting alongside it. The gas safety check is included too, and landlords get the CP12 certificate.
Both include the full service and the gas safety check. The £150 Pre-Purchase Report adds a written report with advisories and indicative costs, aimed at a negotiation. This £180 check adds the water side instead: mains pressure, flow rate, water hardness and the limescale reducer. If you are buying and the hot water matters, or you expect to replace the boiler, those readings decide what boiler the property can actually support.
The extra £70 covers roughly an hour more on site doing the water and system testing, plus writing up a proper report with your readings and advisories. If all you need is the service and the certificate, book those at £110 and save the difference. I will tell you if that is the better option for your property.
I check the main protective bonding to your gas pipework, which is part of any gas installation check, and I report on what I find. I do not carry out electrical testing. A full earth loop impedance test and a verdict on the property's earthing is electrical work under BS 7671 and needs a qualified electrician. If the bonding looks wrong, I will say so and tell you to get an electrician to test it.
It will tell you what your system can actually support, which is usually the more useful question. Flow rate and mains pressure decide whether a bigger combi would even deliver better hot water. Plenty of people are about to spend thousands on a boiler that cannot fix their problem, and an hour of testing is a cheaper way to find out.
Around 2 to 2 and a half hours for a typical house, so it takes a morning or afternoon slot. I need access to the boiler, the gas meter, the stop tap and the consumer unit.
£180 for the service, the gas safety check and the water and system tests, with a written report of your actual readings the same day.
