CR7 runs from Thornton Heath Pond up through the High Street and station, across to the Norbury and South Norwood borders. I'm based off Park Hill Road in central Croydon, which is under two miles away. Conversions are where the problems hide. Flues that run through a neighbour's space, boilers boxed into cupboards with no proper ventilation, and appliances that were installed before the conversion was finished. On a CP12 inspection I check the flue run where it can actually be seen, and if part of it is concealed behind plasterboard I flag it in writing rather than sign it off blind.
CR7 has a high proportion of rented flats and HMOs, so CP12 certificates make up a good share of my work here. A landlord gas safety record covers every gas appliance in the property, is a legal requirement, and has to be renewed every year (HSE guidance).
Practical things that matter to agents: I can collect keys from the office or use a key code, the certificate is emailed the same day as a PDF, and the landlord can be copied in automatically.
