A CP12 · officially called a Landlord Gas Safety Record (LGSR) · is a legal document confirming that the gas appliances, pipework and flues at a rented property have been checked and are safe for tenants to use. Under the Gas Safety (Installation and Use) Regulations 1998, every landlord in the UK renting a property with gas appliances must arrange this check every 12 months, carried out by a Gas Safe registered engineer.

Yes. CP12 is the old name and is still widely used by landlords and letting agents. The official current name is Landlord Gas Safety Record (LGSR). Both refer to the same legal document · the annual gas safety certificate required for rented properties.

I'll mark it as either Immediately Dangerous (ID), At Risk (AR), or Not to Current Standards (NCS) depending on severity. ID appliances must be disconnected immediately. AR and NCS are flagged but the appliance stays connected. I'll explain what needs fixing and quote for the repair on the spot.
No. CP12 only applies to properties with gas appliances, gas pipework or gas flues. If the property is fully electric, you don't need one. If in doubt, I can confirm over the phone.
